Pre-purchase and pre-sale review
Whether you’re an individual wanting to invest in personal property or income-producing property, or you’re a commercial developer looking at a property as an investment, there are a host of prospective issues that can come back to haunt you after your purchase. The simplest details missed in your evaluation process can end up turning an investment into a disaster.
We’ll look at the history of the property, liens that might exist, unpaid taxes, city bylaws that could affect your plans, and past issues that could have an impact on your investment. Having the right information in hand can help you in your negotiations and can ensure that you’re making an investment you understand fully.
The first document we go through is the title of the property you’re planning to buy. Many Buyers do not realize that they can get their lawyer to review the title prior to subject removal. KBL Law Corporation offers assistance prior to subject removal as a complimentary service to prospective buyers, usually because we have an established relationship with the realtor or mortgage broker who referred the client to us and we do this as an added service to the referring professional.
If you are not using a realtor and are entering into a so-called “private sale” we can assist you with the drafting of the contract. We can also hold the buyer’s deposit (typically paid to a realtor) in our trust account.
Areas where we can provide pre-purchase assistance
- Obtaining property search
- Obtaining tax information
- Fire insurance confirmation
- Payout statements of mortgages on title
- Legal advice and consultation
Have the experts at KBL Law take a look so that you can continue to negotiate armed with actual facts about the history of the property.
